Need some extra money to pay for an energy-efficient upgrade to your home? The government might have a load program with you in mind: Green or Energy efficient mortgages (EEM). They let you borrow on your home to pay for items such as double-paned windows, tankless water heaters, updated HVAC systems and passive or active solar heating. And while your house payments might be a bit higher, the cost of utilities should be lower.

These loans are not second mortgages. They are created separately from your primary mortgage and are rolled into it, so you only make one payment a month. They can also be used to qualify for a larger mortgage for a house that is already energy efficient.
